- An estoppel certificate must be issued by the condominium association within 10 business days of a written request and include dtailed financial, legal, and compliance information about the property. Unit Owner Info
- PLEASE NOTE: In Florida, the seller is responsible for providing condo documents to a buyer, usually at the seller’s expense, upon the execution of a purchase contract for a resale unit. The seller often obtains these records from the condominium association. Required Documents: Sellers must provide the declaration of condominium, articles of incorporation, bylaws, rules, financial statements, and a "Frequently Asked Questions and Answers" document. The buyer is entitled to receive these documents and, under Florida Statute Section 718.503, may have up to three days (excluding weekends/legal holidays) to cancel the contract after receiving them. Association Responsibilities:The condo association must make its official records available to a unit owner (seller) within 10 working days of a written request. However, these documents may be found on the Association website.
